I feel this is more of a must do especially here in the Inland Empire of So. California. In working with some very old properties that have changed hands many times over the years that many owners don't really know the condition of what they have. The DD for the buyer can be overwhelming and the minute they find issues feel the seller is lying when the seller just did not know. After 34 years as a Broker here it's imperitive that we get our sellers to get the best information about their property out to avoid cancellations during the DD period. Loosing deals is not to anyones best interests due to mis-trust that is unwarrented.
