With the Great Recession a fading memory, and the pricing of urban center commercial office product at, or approaching 2007 levels, we are all feeling good about the outlook for the real estate industry. Alas, in the background remains dark clouds with bloated government, over regulation, and anti-growth policies. Evidence the most recent fiasco in Washington with a 17-day shutdown of “non-essential” government, with the result being only a short term fix and stage set for a new crisis in January.
On another front, the SEC is ready to pounce on JP Morgan with an unprecedented and egregious $13-billion “settlement” over the sale of mortgage securities that it inherited, in part, from the acquisition of Bear Sterns. Yet another attempt to bring the banking industry to its knees instead of focusing on intelligent reform.
So with our recovering real estate markets comes continuing uncertainty promoted by bureaucrats from the far left and far right with few moderates, if any, in the middle.
ROSS STORES, INC.
Director, Real Estate
(PLEASANTON, CA) Duties include directing the analysis, selection, negotiation, administration and coordination of Ross’ new store Real Estate program, and/or the relocation, replacement, expansion and surplus store programs. Specific duties include negotiating the business points for sites approved by the company as well as lease renewals, store expansions, modifications and surplus store space available for sublease; training Real Estate Manager and Staff and improving negotiation skills; and traveling to required market areas to visually inspect and evaluate proposed sites, existing stores and competitors within the trade area.
Regional Construction Manager
(DALLAS, TX) The Regional Construction Manager provides project assistance, oversight project management for capital and tenant improvement projects, and assists the Property Management teams with all aspects of construction as well as providing technical (mechanical, electrical, plumbing - MEP) expertise to assist with day-to-day operations of the properties. Additional duties include ensuring stated landlord work or existing building equipment supports proposed tenant improvement to ensure completion of landlord work.

Director of Sustainability
(ARLINGTON, VA) Position will be responsible for setting the overall direction and coordination of AvalonBay’s sustainability initiatives and driving progress towards organization wide environmental, social and governance (ESG) related goals. Primary responsibilities include: chairing interdisciplinary internal Sustainability Committee tasked with formulating and implementing sustainable best practices and policies; managing the collection and reporting of company-wide natural resource consumption data across various platforms; working with Investor Relations, Marketing, Legal and other departments to manage the creation of the annual Corporate Social Responsibility (CSR) Report; identifying sources of funding for sustainability related improvements to new developments and existing assets; providing input to product standards and brand standards to reflect sustainability priorities; and creating appropriate metrics to monitor and benchmark CSR efforts including sustainability measures and social and governance measures.
Retail Asset Manager
(ATLANTA, GA) The Retail Asset Manager is an integral role within the Retail Asset Management Group. The AM’s primary role is to add value clients’ retail real estate assets by providing best in class asset management services. AM’s will be responsible for a portfolio of 12 to 20 retail assets and will be experts in their respective property markets. The AM’s responsibilities are included in the following primary functions: hiring and directing property management and leasing services for each asset; negotiating significant leases and oversee every aspect of the leasing process; monitoring market trends in value, cost and supply/demand fundamentals to identify acquisition and disposition opportunities and continuously review portfolio for opportunities to add value through renovation, expansion or repositioning of the asset; and developing management, leasing and capital investment strategies, along with income/expense budgets for each asset, and presenting annual plans for these activities to respective Portfolio Managers as required.
