ACS Breaks Ground on 165,000-SF Office

WASHINGTON, DC-The American College of Surgeons is breaking ground this morning on its 165,000-sf office building at 20 F St. The building, which will only be partially occupied by ACS and affiliated organizations, has about 115,000-sf available to lease.

Jones Lang LaSalle, which arranged the construction financing for the project, is also handling the leasing. Plans call for ACS to occupy all of the 10th floor and its affiliates to occupy a portion of the third floor, John Doub, national director with JLL, tells GlobeSt.com.

The firm has letters of intent on some 15,000 sf, leaving about 115,000-sf of rentable space. Asking rates start in the high $30s per sf and go to the mid-to-upper $40s per sf, triple net. Building delivery is scheduled for Q1 2010, with some tenants able to do interior build out towards the end of 2009.

"We will be targeting other associations, non profits, corporations, government affairs offices and contractors as possible tenants," he says. 20 F St. will be one of the few offices with space available in Capitol Hill. The building’s meeting facilities will be another lure for prospective tenants Doub says. There will be a 6,000-sf conference center plus warming kitchen on the first floor--making it ideal for catered events--as well as two boardrooms. There is also a roof-deck, complete with restroom facilities, which can be accessed by two elevators. "When ACS had the concept for the building they envisioned a place that would attract speakers from around the world," Doub says.
