Firm Sees Potential in Vegas Retail

LAS VEGAS-Mike Mixer, managing partner of Colliers International-Las Vegas, reveals that “in response to heightened interest from investors seeking to acquire retail properties in Southern Nevada,” the firm has added a new brokerage team that specializes in investment sales and retail leasing, the Berg & Tumbleson Investment Group.
“In recent months we have received an increasing number of investor inquiries to purchase properties of all types in Southern Nevada,” says Mixer. “And we predict it will continue to grow, especially within the retail segment.”
Comprised of senior associates Jeff Berg, Mica Berg, Ron Berg and Eric Tumbleson, the group joined Colliers from NAI Global’s Las Vegas office, where it represented Marnell Properties in leasing McCarran Marketplace, one of the largest retail projects in Las Vegas.
Ron Berg has been in the real estate industry for more than 10 years, spending the first half of his career in the San Francisco Bay Area. He previously served as an investment advisor with TREC Investments, a Las Vegas co-ownership/tenant-in-common firm that focused on institutional-quality properties.
With more than eight years experience in real estate Mica Berg began his career in the residential sector, earning himself rookie of the year with Keller Williams Realty, Hollywood Hills. He later transitioned into commercial real estate in Marcus & Millichap’s Las Vegas office, where he earned the firm’s Pace Setter Award, only the second award ever earned in that office..
Jeff Berg has more than 10 years of experience in California and Nevada markets. Prior to joining Colliers, he served as an investment advisor for Sperry Van Ness. His specific expertise is in commercial real estate investment planning, deal structuring, and lease and contract negotiations.
Tumbleson started his real estate career in 2004 with the Fieldco Group, a real estate investment and construction company. There, he managed the firm’s investment operations in Nevada, including sourcing, acquisition and disposition of investment properties. He also served as an investment advisor with Sperry Van Ness.
In the first quarter of 2010, The Berg & Tumbleson Investment Group completed the state’s largest single-tenant investment deal, the sale of 1710 Whitney Mesa Drive, in Henderson, for approximately $6 million to Bailes Family Trust. The team has also previously represented landlords and national tenants such as Kimco Realty, TapouT Worldwide, Metro PCS, Eyeglass World and Marco’s Pizza.
“Retail in Las Vegas is looking increasingly enticing to all sorts of investors, including 1031 exchanges, pension funds and foreign investors,” says Tumbleson. “A Chinese investor told me the other day ‘Vegas is sexy. Vegas is Macau, but on sale.”
