EDEN PRAIRIE, MN- Compellent Technologies Inc. has signed a lease to occupy a 56,000-sf, class A office building thats currently under construction at 7625 Smetana Lane. The green building is being developed by Malvern, PA-based Liberty Property Trust, which owns and manages about four million sf of office, flex and industrial space in Minnesota.
The new building will serve as a headquarters for Compellent, which provides affordable and modular enterprise storage solutions. The company plans to take occupancy of the facility in February, and will eventually employ about 250 employees at the location. Fred Hedberg with Paramount Real Estate represented Compellent in the lease negotiations.
According to Liberty, the one-story office building is eligible for LEED Certification from the US Green Building Council. Recently, the building was pre-certified by USGBC. The buildings features include waterless urinals and drip irrigation systems for landscaping that reduce water consumption by 40%, high energy-efficient HVAC equipment with special filters and carbon dioxide monitors, as well as low emission paints and adhesives. In addition, 75% of the construction waste was recycled, according to Liberty.

The building is Libertys first green project in Minnesota. The REIT currently has completed or has under development more than six million sf of LEED projects. Company officials could not be reached for comment.
