MIAMI—Blanca Commercial Real Estate has won another client: Simon Property Group. Simon tapped Blanca to lease the office component of The Shops at Sunset Place, a popular shopping, entertainment, and dining complex in South Miami.
Tere Blanca will lead the marketing efforts. Blanca executive vice president Alison Pages and associate vice president Alexander Cahlin will assist in the effort.
Blanca will broker 100,000 square feet of space that will be repurposed for office, education, medical office and related uses. Available immediately, the space is located at the corner and intersection of US1 and Red Road.
“This is a terrific property in a market that’s very tight and hasn’t seen any new development in a long time,” Blanca tells GlobeSt.com. “South Miami has very high barriers to entry for office product in a location that provides strong amenities with retail, ample parking, and a very pedestrian-friendly environment.”
The repositioned space may be built-out to suit tenants’ specific requirements and users will have access to a reserved parking area in the property’s garage. Signage directly fronting US1 will be available for anchor tenants. Although South Miami is home to a critical mass of shops, restaurant and entertainment options, Blanca says the missing component is flexible commercial space. Simon is now meeting that need.
“When you look at the trends of where employers want to locate, Miami in particular is a great story to demonstrate a significant trend toward employers to officing where they can bring quality of life to the workplace,” Blanca says. “We are seeing that in places like Brickell, Coral Gables and Doral. We are excited about repurposing this space for office. We have lots of activity already.”
