FORT WORTH-In a move to consolidate operations under one roof, Quorum International renewed and expanded to 203,389 square feet at Railhead Industrial Park. The specialty lighting and ceiling manufacturing company, which has been at Railhead since 1998, leased the balance of a 305,225-square-foot rail-served building, of which it currently occupies 79,384 square feet.
Tenant improvements are underway on the expansion space at 421-441 Railhead Dr., which is owned by Sun Life Assurance Co. The new space will include a dispatch office for long- and short-haul drivers, and is scheduled for mid-March occupancy.
According to Nick Talley, market director with Dallas-based Bradford Commercial Real Estate Services, the consolidation/expansion didn’t mean that Quorum had to pick up stakes and move too far. “They had two separate spaces, one in the building next door to ours,” says Talley, who with Bradford’s executive vice president and managing partner Karen Simon, represented the landlord in the transaction.
Quorum began searching for expansion space last September and Talley tells GlobeSt.com that the tenant was mainly interested in staying within the 630-acre Railhead. “They were one of the first five tenants, give or take, in Railhead, and they didn’t want to have to move out,” he explains. “They might have moved to Alliance (which is further north), but didn’t want to move to that area.” Talley says the lease is co-terminus, with the old lease renewed for five years and set to expire with the expansion space lease.
