Rockefeller Group and IPA join forces to begin construction on the 402-unit Liv Northgate.

GILBERT, AZ- Rockefeller Group and Investment Property Associates LLC broke ground Feb. 8 on the first of two phases of a 402-unit Class A multifamily property. Dubbed Liv Northgate, the development is part of Rockefeller Group’s 155-acre, missed-use North Gateway master planned development.

Liv Northgate is at the northeast corner of Warner and Recker Roads, and represents the first development in North Gateway. North Gateway will ultimately be built out to more than one million square feet of office and industrial space, as well as 12.2 acres for retail purposes.

“Breaking ground on Liv Northgate is the culmination of hard work by a team that includes our partner ockefeller Group, state and local officials, architects and engineers,” noted Bill Fettis, partner with IPA at the ground-breaking ceremony.  “That hard work will show its results when residents occupy their new homes next year.”

“When Rockefeller Group sought to have a presence in the Gilbert area in 2009, we were very enthusiastic about the opportunity to invest in this project,” added Rockefeller Group CEO Kevin R. Hackett. “With our partner IPA, we look forward to seeing our vision for the property realized at Liv Northgate, and eventually, all of North Gateway.”Also on hand for the groundbreaking was Gilbert mayor John Lewis (who spoke about the live-work-play aspect of North Gateway) and Rockefeller Group’s Mark Singerman, Regional Director – Arizona.

Liv Northgate will be managed by IPA and will offer garden-style, luxury apartment units in two- and three-story buildings, together with a leasing office, high-tech clubhouse and extensive recreational amenities. Each apartment will be finished with a premium appliance package, custom cabinets, slab granite kitchen counters, full-size washer and dryer, walk-in closets, ceiling fans, state-of-the-art communications wiring, simulated wood flooring, window blinds, nine-foot ceilings and private balconies and patios with storage areas.

The project is designed by Whitneybell Perry Architects and MC Clark Wayland is the general contractor. Both companies are in Phoenix. Financing is provided by US Bank.
