MIAMI—Le Parc at Brickell is set to become one of the first LEED-certified residential developments in Miami’s Brickell Financial District. Construction will get underway in October 2013 with completion slated for December 2014.

Le Parc at Brickell will be located at 1600 SW 1st Avenue overlooking Miami’s Simpson Park Hammock. The boutique condominium will offer 128 residences. A joint venture between South Florida-based Strategic Properties Group and AXA Developers, which is a collaboration between Aconcagua, the largest publicly-traded residential developer in Chile, and Miami-based Archiplan USA, is developing the property.

The launch of Le Parc at Brickell comes as the next wave of residential development in Miami’s urban core gains steam, fueled by growing demand for luxury urban living and diminishing condo inventory. According to the Miami Downtown Development Authority, less than 500 of the 23,000 boom-era condos remain unsold in the Downtown Miami/Brickell area. Pre-construction prices start at $390 per square foot, ranging from the low $200,000′s to over $600,000.

Designed by Luis Revuelta, of Miami-based architectural firm Revuelta International Architecture, in collaboration with Archiplan, the building’s amenities will include a fourth-floor pool deck with an outdoor summer kitchen and barbeque area, a penthouse skylounge, private rooftop terraces, a rooftop jacuzzi/spa, a state-of-the-art fitness center, a lobby café station, and a club/entertainment room.

Le Parc at Brickell’s sustainable features will include energy-efficient stainless steel appliances, electric car-charging stations, high-efficiency AC units, and an eco-inspired interior design with natural finishes and wall coverings. Also, building’s exterior will be clad in insulated high-impact resistant glass maximizing the flow of natural light while improving energy efficiency, sound attenuation and UV blocking.
