55 Lyman St. is now 100% occupied.

NORTHBOROUGH, MA-In a renewal and expansion that brings the building to full occupancy, McKesson Surgical-Medical has signed a lease for 203,662 square feet of industrial space at 55 Lyman St. here. The 260,760-square-foot property, which also houses a FedEx distribution facility, is located within the master-planned Crossroads Industrial Park being developed by the Gutierrez Co.

Richmond, VA-based McKesson, which provides surgical and healthcare technology solutions, is adding 48,918 square feet to its regional distribution center at 55 Lyman. A spokeswoman for CBRE—New England, which represented McKesson in lease negotiations, tells GlobeSt.com her company could not disclose lease terms. CBRE represents McKesson nationally.

“55 Lyman Street offers a terrific location, right in the heart of the MetroWest region, with easy access to the area’s major roadways,” says John Lashar, partner with Richards Barry Joyce & Partners, the property’s leasing agents. “We are pleased that McKesson Medical-Surgical opted to expand its location here.  It’s a testament to the building and ownership.”

Lashar and RBJ&P SVP Paul Leone represented the landlord in the transaction. McKesson was represented by Robert Gibson, EVP and partner with CBRE-NE.

Completed in 2005, 55 Lyman is a high-bay distribution facility of the kind planned for the Crossroads industrial park. It has been master planned to accommodate up to two million square feet of space, according to Gutierrez.

The project sits within the Route I-495 West industrial submarket, which RBJ&P says consists of 6,232,000 square feet of warehouse space. At the end of the second quarter, the submarket’s vacancy rate was 15%.
