ANDOVER, MA—Morpho Detection LLC, an explosives, narcotics and chemical detection systems manufacturer, has signed a lease for the entire 64,000-square-foot building at 23 Frontage Road here.
The 10-year lease deal reported by Transwestern | RBJ was inked with building ownership RJ Kelly Co., which acquired 23 Frontage Road in 2011 after the building had been returned to its lender following the 2008 economic downturn. The owner embarked on a significant renovation and repositioning process, ultimately securing LEED certification, according to Transwestern officials.
“When we acquired 23 Frontage Road, we could see its considerable potential,” says Scott Kelly, a principal at RJ Kelly. “It has an excellent location and provides possibly the best visibility in the I-495 North submarket. The glass atrium lobby we added to the building is eye-catching to any passing car. We saw this as an ideal single-tenant building and worked with the Transwestern | RBJ team to find the right fit.”
Partners John Wilson, Brian McKenzie and James Lipscomb, along with leasing associate Jared Pimm of Transwestern | RBJ represented the building owner in the deal. Morpho Detection was represented by Joseph Doyle, Joseph Sciolla and Matt Quinlan of Cresa Boston and Scott Finegold of Finegold Commercial Real Estate.
“We are excited to see this property come into its full capacity,” Lipscomb says. “RJ Kelly put substantial time and capital into the building, so it’s very rewarding to see the fruits of that labor. This lease is the cap on this property’s impressive turnaround.”
