ATLANTA—One industrial team in Atlanta is doing something fairly unique to the market—combining its industrial tenant and agency leasing teams to provide maximum value. GlobeSt.com caught up with Ray Stache, senior director of Cushman & Wakefield’s Industrial Tenant Representation Team and Pat Murphy, managing director of Cushman & Wakefield’s Industrial Agency Leasing Team to get some insights into how this is practically working.

GlobeSt.com: Typically tenant and landlord reps work separately. Why did Cushman & Wakefield’s Industrial Agency Leasing team and Tenant Representation team decide to partner?

Murphy: Before DTZ/Cassidy Turley and Cushman & Wakefield merged, Ray Stache and Lisa Pittman were chasing big box listings, and I was doing it at CBRE before I started the industrial group at Cassidy Turley. Because our industrial platform was new and growing, we weren’t getting a lot of big box listings initially. After the merger, Ray heard that Core5 Industrial Partners was going to buy Shugart Farms, and thought it would be best to pitch our landlord and tenant representation teams combined.

Stache: It didn’t make sense for both of our teams to continue to pitch big box listings individually, so we decided to create one comprehensive platform that would be unique in the market. Each team member brings a different skillset and collateral to the team, and we realized we would be stronger together than apart.

GlobeSt.com: How do you work together to deliver value for your clients?

Stache: Our partnership was really a natural progression. Pat has agency leasing refined, and Lisa and I have the knowledge and understanding of the end user’s perspective. We each bring strong, well-rounded market information to the table, while most commercial real estate companies are significantly more siloed.

Murphy: We have the advantage of marrying what each group does best. We have great creativity between the two groups and no egos are involved, which allows us to act efficiently. Combined, we have 75 years of experience, and since each of us is established in our own right there is no jockeying for the spotlight. This has enabled us to build something better and unique. Because we are three strong leaders, we are readily available to our clients, and we aren’t stretched thin.

GlobeSt.com: What activity have you seen as a result of this collaboration?

Stache: Core5 at Shugart Farms was the first listing we won in the fourth quarter of 2015. The building kicked off in the first quarter of 2016 and was fully leased within a year of breaking ground. We have won four listings total in excess of 3 million square feet.
