125-Tenant Campus Gets Second Loan in Three Years

SAN ANTONIO, TX—The borrower’s goal was to recapitalize the asset with lower cost bridge debt to take advantage of strong leasing activity and to position the asset in alignment with the business plan.

Office The property offers contiguous office space from 400 square feet to 36,000 square feet.

SAN ANTONIO, TX—Brass Professional Center consists of 16 professional buildings with a combined total of 728,059 square feet. The multi–tenant campus is in a park-like setting on the Northwest side, located at Loop 410/Callaghan Road.

NorthMarq Capital’s San Antonio-based regional office recently arranged the $54 million refinance of the campus. A unique feature to this loan is that it is prepayable at any time with no lock-out and no prepayment fees. NorthMarq arranged financing for the borrower through its relationship with a New York-based bridge lender. Bryan Leonard, senior vice president/managing director, was the lead adviser for the loan.
