HUMBLE, TX—The northeast industrial submarket has recorded positive total net absorption of 307,091 square feet year-to-date and at just 2.2%, has the lowest total vacancy rate of any Houston industrial submarket. The submarket encompasses approximately 30 million square feet of warehouse, distribution and manufacturing inventory, according to JLL’s latest research findings.

In an example of the demand in this particular submarket, Gateway Supply Inc., a supply, procurement and export company, will lease the entire industrial manufacturing facility at 620 North Houston Ave. This equates to 52,145 square feet in this Houston suburb. The building is both crane-served and suited for assembly-line work, which were bonuses for Gateway Supply, says the landlord’s brokers.
