SAN DIEGO—“For the last couple of years, we have seen an uptick in the 1031 market. Last year, more than $1-billion of equity was raised with a total of 78 fully subscribed offerings,” said Mountain Dell Consulting’s Taylor Garrett, who recently spoke about the 1031 market at the ASIDA 2016 Spring Symposium conference here in San Diego. In 2009, $228 million of equity was raised in 2009 with 43 fully subscribed, he said.

Garrett pointed out to the nearly 700 attendees at the general session that there has also been a big dynamic shift in the office and apartment sector. In you look in 2007 and compare, about 19% was the total amount raised for apartment, but in 2015, it was 56%, he said. But office, in 2007, totaled 40% and in 2015, the amount raised for office was down to 9.76%. “We haven’t seen a lot of hospitality in this space this go around as well,” he said, with only about .06% in 2015—down from 8.71% in 2007.
