350 Madison Ave- JLT Group will occupy the entire seventh floor at 350 Madison Ave., in Midtown.

NEW YORK CITY—RFR Realty has inked a new 19,516-square-foot lease with JLT Group at 350 Madison Ave. The multinational risk management firm will occupy the entire seventh floor of the 400,000-square-foot, 25-story Midtown office tower. The long-term lease was negotiated on behalf of RFR by a JLL team led by Alexander Chudnoff and Mitchell Konsker. JLT Group was represented by CBRE’s Jared Freede and Ken Rapp. RFR SVP and director of leasing AJ Camhi also represented the landlord in-house.

CBRE Group represented 5 Penn Plaza LLC and Acuity Brands Lighting in a 15,539-square-foot office lease renewal on the top three floors of the 26-story building. The real estate services firm’s Peter Turchin, Jason Pollen and Dave Caperna represented the landlord, 5 Penn Plaza LLC. The asking rent at the 625,000- square-foot was $70 per square foot and the term was for 10 years. CBRE’s Michael Movshovich, Ben Friedland and Michael Hirsch represented Acuity Brands Lighting in the transaction.

DaDong restaurant—an upscale Chinese concept with a focus on roasted Peking duck and other fine-dining offerings—has signed a lease with Ivanhoé Cambridge and Callahan Capital Properties for 12,932 square feet on the second and third floors of the retail cubes at 3 Bryant Park. The space sits immediately to the west of the 3 Bryant Park office tower. Slated to open early next year, the dining environment will include a 3,785 square foot outdoor terrace on the second floor, an 858 square foot outdoor terrace on the third floor and private dining rooms. Asking rent for the entire eatery was $2.3 million per year. Erin Grace, Corey Zolcinski, Matt Ogle and Patrick Smith from JLL— along with Mark Kapnick of SRS Real Estate Partners—represented  ownership in the transaction. Dennis Karr and Jonathan Krivine of Newmark Grubb Knight Frank, along with Kuafu Properties, negotiated the deal for the tenant.

HelmsleySpear VP Gregg Slotnick has sold a commercial building, located at 19-40 Flushing Ave.—in the Ridgewood section of Queens—for nearly $11 million. Tri-Boro Shelving, based in Farmville, Va., bought this 25,234-square-foot, one-story warehouse, at $416 per square foot. The sale was a 1031 exchange, following the buyer’s sale of a Wythe Avenue property in Brooklyn for $26 million.

Cushman & Wakefield director Mitzi Flexer and senior director Alan Napack, have brought a restaurant to the Bay Ridge section of Brooklyn. The brokers represented both the property’s ownership, Workable City Development, and tenant, the Brooklyn Firefly, in a 3,500-square-foot lease for indoor and outdoor restaurant space at 7003 Third Ave. The occupier will take 2,000 square feet of indoor space and 1,500 of outdoor space in what was formerly the home of two well-known eateries: Yellow Hook Grille and Lento’s.
