NEW YORK CITY—A trio of mixed-use buildings in the East Village has changed hands.

The properties, located at 92-24 Second Avenue and 192-194 First Avenue, were sold in two separate all-cash transactions by The EMMES Group of Companies for a combined $32 million.

Bob Knakal, chairman, New York investment sales at Cushman & Wakefield, exclusively handled the transaction, along with James Nelson, Jonathan Hageman and David Shalom. The properties were snapped up by two different buyers.

Sabet Group purchased 92-94 Second Ave. in an all-cash transaction valued at $19 million. Located between East 5th Street and East 6th Street, the property is a six-story, mixed-use, walk-up building. The property consists of two ground floor retail units with 20 residential units above.

Nazarian Property Group bought 192-194 First Ave. in an all-cash transaction valued at $13 million. The asset consists of two contiguous, five-story, mixed-use walk-up buildings located between East 11th and East 12th Streets. Combined, the properties offer three retail units on the ground floor, with 16 residential units above.

The two sales bring the total dollar amount of transactions where Knakal has represented Davidoff and his affiliates to more than $500 million.
