215 Park Ave. South SL Green Realty Corp. has signed leases covering 22,072 square feet for two companies at 215 Park Ave. South.

NEW YORK CITY—In a shift from Midtown South, and an expansion, DeSimone Consulting Engineers has relocated its office here to 140 Broadway in Lower Manhattan. The firm will occupy more than 25,000 square feet of space on the 25th floor of the Class A property, located between Liberty and Cedar streets. DeSimone was previously located in the Flatiron District. A spokesperson confirmed that the move is an expansion but could not provide details on the size of the firm’s current space, or its address. The tenant was represented by Andrew Weiss and Robert Frost of Signature Partners, while Robert Constable of Cushman & Wakefield represented the landlord.

SL Green Realty Corp. has signed leases covering 22,072 square feet for two separate companies at 215 Park Ave. South, the 300,000-square-foot tower located at East 18th Street. Existing tenant Kimball Office signed for 10-years covering 9,885-square feet on the third floor; and CMG Clique Media Group committed to a five-year, 12,187-square-foot lease, relocating and expanding its local headquarters onto a portion of the 18th floor. David Rosenbloom and Sebastian Infante of Cushman & Wakefield represented Kimball and Joel Burris of Brown Harris Stevens Commercial Services acted on behalf of CMG Clique Media. Howard Tenenbaum and Gary Rosen of SL Green represented the landlord in-house on both transactions.

Hodgson Russ has signed a 19,871-square-foot, 10-year lease for the entire 23rd floor of 605 Third Ave. The law firm will take the space at the Fisher Brothers-owned Midtown office tower in a relocation from 1540 Broadway. Fisher Brothers was represented in-house by Marc Packman and Jessica Kanfer. Hodgson Russ was represented by Moshe Sukenik, Kyle Ciminelli, and Brian Cohen of Newmark Grubb Knight Frank.

NGKF has completed a lease renewal and expansion for Embassy Row, at 325 Hudson St. The expansion provides the tenant—a Sony Pictures-owned production company—with 19,421 square feet of office space, in addition to the renewal of the occupier’s 11,122-square-foot office for ten years. The building owners, Jamestown. and Netrality Properties, were represented by NGKF senior managing director Eric Cagner and managing director Kyle Ciminelli. It was not clear at press time if Embassy had representation.

GlobeSt.com has confirmed published reports stating that Thor Equities has sewn up a tenant for the retail condominium it owns at the foot of 680 Madison Ave. The occupier, men’s clothing designer Tom Ford, will take 12,300 square feet at the East 61st street site. Bob Gibson of JLL handled the deal, which encompasses 3,300 square feet on the ground level and 9,000 feet on the second floor, according to the New York Post. Asking rent at the lower level was $2,000 per square foot.

In Long Island City, media firm IAC has leased 8,000 square feet at Vanbarton Group’s the Zipper Building, located at 47-16  Austell Pl. A brokerage team of Ethan Silverstein and Corey Horowitz of Cushman & Wakefield along with Greg Smith, Lauren Calandriello, Kristen Morgan and Ellen Israel from JRT Realty Group, represented the landlord in the transaction. Steven Rotter and Justin Haber of JLL represented IAC.

The law firm of Levy, Sonet & Siegel has signed a three-year lease renewal at ATCO Properties & Management’s 630 Third Ave. in Midtown East. The lease encompasses 5,305 square feet on the entire top floor of the 23-story office building, which is on the southeast corner of East 41st Street. ATCO Brokerage Services represented building ownership in-house and the tenant in the transaction. Asking rent was $65 per square foot.
