211 East 43rd st TKO Office Suites has signed a 15-year lease for 21,197 square feet at 211 E. 43rd St. in Midtown.

NEW YORK CITY and MELVILLE, NY— Arxis Capital has leased 29,000 square feet of space—comprising two full floors—for its new corporate headquarters at 623 Fifth Ave. The company was formerly headquartered at 527 Madison Ave. Arxis was represented in the long-term leasing transaction by Silvio Petrello and Alexander Golod of CBRE. The landlord, Charles S. Cohen of Cohen Brothers Realty Corp., was represented by Marc Horowitz, SVP and national director of office leasing for Cohen Brothers, together with Colliers International. Asking rent was $95 a square foot.

Merrill Lynch Wealth Management has renewed its 28,522-square-foot tenancy at the Melville Square Corporate Center, 1305 Walt Whitman Rd. in Melville, NY. The financial services firm signed the five-year lease with The Feil Organization, the building’s owner and manager. Feil directors of leasing David Turino and Nicholas Forelli represented the landlord while Vince LaManna and Richard Freel of CBRE represented the tenant.

A joint venture partnership of Clarion Partners—on behalf of a separate account managed by the firm—and Alchemy-ABR Investment Partners, has inked a 21,197-square-foot lease at 211 E. 43rd St. The tenant, TKO Office Suites, signed on for 15 years. The landlords were represented by an Avison Young team comprised of A. Mitti Liebersohn, president and managing director here; principal John Ryan III, senior director Anthony LoPresti and senior associate Henry Fuentes. The tenant was represented by Elie Reiss of Skylight Leasing.

Simone Development Companies has inked a long-term lease with WESTMED Medical Group for 20,000 square feet at the Boyce Thompson Center, a new, 85,000-square-foot mixed-use center nearing completion in Yonkers, NY. With the new lease, the Center is now over 70% pre-leased to 11 tenants. No brokers were involved in the transaction.

Kushner Cos., LIVWRK, and RFR have signed a ten-year, 18,800-square-foot lease agreement with Wipro Digital at 77 Sands St., at DUMBO Heights, in the DUMBO section of Brooklyn. The 1.2-million-square-foot mixed-use campus is currently under construction. Wipro Digital was represented in the transaction by Yarden Drimmer and Matthew Fisher at Cushman & Wakefield while the landlord was represented by Sacha Zarba and Jeff Fischer at CBRE, along with Daniel Bodner at Kushner Cos.

George Comfort & Sons has completed new leases with Emerald Creek Capital and Murray Analytics for a combined 8,000 square feet of office space at 575 Lexington Ave. Emerald Creek signed a seven-year lease for 5,030 square feet at the Plaza District property and was represented by Andrew Conrad and Dana Pike of George Comfort in the transaction. Murray Analytics signed a three-year, 3,059-square-foot lease in a relocating from 590 Madison Ave. The firm was represented in the transaction by Omar Sozkesen and Justin Royce of Cushman & Wakefield. George Comfort & Sons was represented in-house by Peter Duncan, president and CEO, along with Pike and Conrad, in both transactions. A joint venture of George Comfort & Sons, Angelo Gordon & Co. and Normandy Real Estate Partners acquired 575 Lexington Avenue last September.

Olive & Bette’s has signed a lease to relocate to occupy 1,206 square feet of ground-floor retail space at the Brodsky Organization’s 1156 Madison Ave., between East 85th and 86th Streets.
