NEW YORK CITY—For the first time, a television network has set up shop in central Brooklyn.

A+E Networks has become the newest tenant of 1000 Dean St., a historic Crown Heights commercial building owned by BFC Partners and Brownstoner Development. The media firm has taken 11,775 square feet of studio and office space across the ground and second floors of the building for a new content-creation hub, named 45th & Dean. The owners were represented in the deal by Chris Havens at Citi Habitats. It was unclear at press time who represented the tenant in the transaction. A 150,000-square-foot former industrial building that was a service station for Studebaker automobiles decades ago, 1000 Dean St. is now at nearly 90% occupancy, notes Crain’s New York Business.

The Kaufman Organization has secured a 2,335-square-foot lease on the 11th floor of 450 Seventh Ave. for LSE Foundation. The tenant is a London-based nonprofit organization that implements alumni relations programs for the London School of Economics and Political Science at Nelson Tower. Kaufman’s Barbara Raskob and Yvonne Chang represented the landlord, 450 7th Ave. Associates, LLC, in the transaction, while Christopher Helgesen of Cushman & Wakefield represented the tenant. Asking rent for the five-year lease was in the high $60’s per-square-foot. The Midtown building is a 46-story, 520,000-square-foot office tower between West 34 Street and West 35 Street.

Thor Equities has leased 3,800 square feet of retail space to a building it owns—at 158 Franklin St.,in Tribeca—to Urban Archaeology. Under the 10-year lease, the antique object fabrication business is relocating its showroom and retail space from its longtime home at 143 Franklin St. in the area. The tenant was represented in the transaction by Jamie Weiner of the Manhattes Group. The landlord, Thor Equities, was represented in-house by Kim Leone.
