NEW YORK CITY—RFR Realty has signed a new, long-term lease with AlphaSights for 46,142 square feet at 350 Madison Ave. The professional services firm—which provides global knowledge search capabilities—will occupy the entire 12th,14thand 15th floors of the office tower.

The 25-story, 400,000-square-foot office tower sits in Midtown’s Grand Central district, at the corner of Madison Avenue and 45th Street.  The long-term lease was negotiated on behalf of RFR in-house by AJ Camhi, SVP and director of leasing, along with a JLL team that includes Alexander Chudnoff, Mitchell Konsker, Daniel Turkewitz and Diana Biasotti. AlphaSights was represented in the transaction by a Cushman & Wakefield team led by Augustus Field.

Additionally, its prime location offers tenants easy access to one of New York City’s largest transportation hubs and green space at Bryant Park.”

In addition to London’s AlphaSights, the roster of new tenants at 350 Madison Ave. includes The Korea Society, the World Economic Forum, Bank Leumi and Jardine Lloyd Thompson Group. In 2016, RFR signed over 135,000 square feet of new leases to bring occupancy up over 85%. Currently, 350 Madison has only three floors available for lease, including high-end prebuilt suites.

RFR recently completed a comprehensive renovation of the property included the redesign of the building’s two-story, sky-lit lobby. It includes new creative interior landscaping, a rotating museum-quality art program currently exhibiting paintings by David Salle and prints by Andy Warhol, and a coffee bar and convenience stand as additional amenities.

The exterior has a new two-story storefront and entry canopy that provides a sense of arrival and building identity.
