Julien J. Studley, Inc., which represented PepsiAmericas, says it was able to get the space "at well-below-market rates" on a long-term deal signed with the building owner. The space, in a submarket where direct vacancy already hovers around 20%, had been offered for sublease by a dotcom company, according to the brokers.

Studley brokers also represented PepsiAmericas, the No. 2 anchor bottler in the Pepsi system, in its purchase of a 51,200-sf warehouse and sales center at 120 Bill Bryan Blvd. in Hopkinsville, Ky.; a lease of 23,000 sf at 2255 S. 162nd St. in New Berlin, WI; and a 19,800-sf lease at 5775 W. 79th St. in Indianapolis.
