"There was motivation from both sides," Theron Bryant of SCM Real Estate Services in Arlington tells GlobeSt.com of the deal struck for Overhead Door Corp., a $3-billion global leader in the door-making industry. Bryant represented the building owner, Michigan Texas Corp., for its 2555 114th St. structure, which had been empty for five months.

Nona Barton of Vanguard Commercial in Dallas represented Overhead Door in its site search and lease negotiations. Bryant says the building was on the tenant rep's tour for the western side of the Dallas-Fort Worth metroplex, with the deal closing soon thereafter because "they liked the local ownership."

The 82-year-old Overhead Door Corp. is headquartered north of Dallas in Farmers Branch and has 20 production sites in the US. It is a subsidiary of Sanwa Shutter Corp. of Japan, which acquired the North Texas door maker in 1996.
