LMC Properties Inc. took the deed for the 73%-leased, multi-tenant building at 3220 North Freeway from Merlyn Dahlin and William H. Fitch Jr., both of Fort Worth. Len Gerstner, associate for Dallas-based Henry S. Miller Commercial, represented the sellers. David Barber of NAI Stoneleigh Huff Brous McDowell in Fort Worth negotiated for the buyer.
Three offers were on the table for the Fort Worth office building, with LMC Properties gaining the deed with the largest amount, Gerstner tells GlobeSt.com. A former IT director for Computer Sciences Corp., Gerstner was closing the first deal of a new career.
The sellers had the asset, situated on about an acre near 33rd Street, on the market for about three months as part of a dissolution for their CPA business. The office building is located in an industrial area, but has prime positioning along the freeway. Gerstner says the 1973-constructed building has been well maintained and traded without any deferred maintenance.
