The largest in the stack is 47,241 sf in a five-year renewal that keeps an eight-year tenant, the Hussmann Corp., in 1601 Valwood Parkway in Carrollton's Valwood Park. Conrad Madsen and Trey Fricke, a team with NAI Stoneleigh Huff Brous McDowell's Dallas office, represented the tenant along with Scott Perkins of NAI James E. Hanson. Alan Clark of JSC Realty in Dallas bargained the terms for building owner, VJS Property, also Dallas.

"They got quite a good deal to stay," Madsen tells GlobeSt.com about the full-building deal. In addition to an aggressive rate, the renewal package includes some extra tenant improvements.

A 4,711-sf headquarters renewal was inked between SCIS Air Security Corp. and PM Realty Group to deliver a three-year lease for Skymark Tower at 1521 N. Cooper St. in Arlington. The tenant, founded in 2001 to provide security for airline caterers, shopped the market for "all building alternatives that made sense," said Randy Barnard, SCIS senior director of finance and administration.

Audrey Cauthen and Payton Campbell, both with Dallas' WorkPlaceUSA, acted on the tenant's behalf. PM Realty Group's Kurt Cherry negotiated its terms.

In Dallas, a 27-year tenant, Pro-Building Management, is staying for a few more years in 2,548 sf at the Northwest Service and Tech Center at 10555 Newkirk, says Brett French of Property Advisers Realty Inc. in Irving. He negotiated the deal for building owner, Madison Realty Investors.

A 1,400-sf renewal closed for Wells Fargo Financial Texas Inc. for inline space at Beltline Village, a shopping center at 3455 Beltline Rd. in Irving. Property Advisers' Glen Kirksey re-upped the tenant for the owner, Madison Realty Investors.

In Arlington, SCM Real Estate Services renewed Line Bac Business Solutions Inc. to 3,592 sf of office space at 101 W. Randol Mill Rd. in a deal structured by Gary Walker, SCM's president. Randol Partners Ltd. is the building owner.

SCM's Beaux Riley cornered renewals from Gary Tongate, an Allstate Insurance agency, for 1,322 sf at Lamar Station, situated at 430 E. Lamar Blvd. in Arlington, and a 911-sf retail lease for KO Designs at Euless Main Village along Main Street in Euless. The office building is owned by Criswell Communication with the retail center being a holding of Village People Ltd., a Dallas-Fort Worth investment group.
