Headquartered in Memphis, Vining Sparks signed a five-year lease for 3,154 sf at One Lake Park, a 192,213-sf mid-rise at 2140 Lake Park Blvd. in Richardson. The securities trader will move in by mid-April, setting up its first office in Dallas-Fort Worth.

Vining Sparks was represented by Gregg Raus of the Chicago-based Equis' Dallas office. Henry S. Miller Commercial's Dallas team of Richard L. Cullers and Carter N. Shillig handled talks for the building owner, One Lake Park LLC.

Voice Ramp Technologies is up and running on one of four floors at One Lake Park leased for 25 years to Lennox Industries Inc. The 42-month sublease keeps the 25,172 sf under Lennox's control for when the time is right to add to the team, Cullers tells GlobeSt.com. Lennox emptied the floor about 14 months ago in a plan to find a temporary fill-in. Sherry Adams Smith of Smith Consulting Group in Dallas represented the software developer.

DVI Financial Services Inc. added about 800 sf to its bottom line in an early renewal at Parkway Commons at 5068 W. Plano Parkway in Plano. The end result was a 2,791-sf lease with a three-year term in an office building owned by CMD Realty Investors LP of Chicago. Cullers and Shillig brokered the terms for the tenant while Michael Huge of the John Bowles Co. of Dallas represented CMD Realty. Finish-out will wrap up in two weeks.

On the Fort Worth side of the metroplex, the Texas Rim Rockers opened doors on a 1,087-sf office at the Neil P. Anderson Building, a Trammell Crow Co. holding at 411 W. 7th St. in the CBD. The three-year lease takes the building to 68% occupancy, Dick Myers of Dallas-based Trammell Crow Co.'s Fort Worth office tells GlobeSt.com. The basketball team's administration moved into an office, empty just a few days, as the federal government pulled its recruiters in major cities into federal buildings, Myers explains.

Myers also cornered a three-year renewal for 1,142 sf for a Water Gardens Place tenant, Water Prospecting & Resource Consulting Inc. The firm has been a tenant for three years at the 100 E. 15th St. complex owned by Magnolia WG LP of Fort Worth.
