Seller William J. Rapson Jr. of Houston put the 11,152-sf building, sitting on 1.3 acres at 5215 Hollister Rd., on the market shortly after he sold his firm, Uson Corp. The Houston buyer Robert Bell, who paid close to the asking price, will use the site for an outpatient surgical facility, American Surgical Center Management.

Bell tells GlobeSt.com that he's started tailoring the facility for an outpatient center. Construction should wrap up in five months.

Christopher Klein of Colliers International's Houston office and Joel Oppenheim of the Oppenheim Group in Houston represented buyer and seller. Klein says the building took a long time to sell because there are no windows, a feature that made it ideal for a surgical facility but not overly desirable for office use. The property is located in the deed-restricted Northwest Crossing Business Park.

Klein says he did have two other serious offers during the marketing period. The latest offer, an all-cash deal, reached the closing table 21 days after the purchase contract was signed, according to Klein.
