The largest is a five-story, 49,436-sf building at 6800-08 W. Windsor Ave., while 3340 S. Oak Park Ave. is a three-story, 42,779-sf medical office building. That building will be expanded to allow for a $3-million state-of-the-art oncology treatment center, says HSA Commercial Real Estate SVP Jack Newsom. "The MacNeal Hospital portfolio meets HSA/PrimeCare's acquisition criteria on several points, including on-campus location, master lease with the hospital, triple-net lease structure, lease guarantee by parent organization and the establishment of a new relationship with MacNeal Hospital and Vanguard Health System," he adds.
Vanguard Health Systems owns and operates 15 hospitals in Chicago, Phoenix, Orange County and San Antonio.
"By allowing HSA/PrimeCare to acquire these facilities, MacNeal can get out of the real estate business and focus on its core competencies of health care," says HSA/PrimeCare president John Wilson in a statement.
