The firm had a 10-year lease into 2006, but an early renewal allowed it to lock in a below-market rental rate as well as a tenant improvement allowance termed as "generous" by Julien J. Studley.

Published net lease rates at 120 N. LaSalle St. range from $17 per sf to $24 per sf.

Also Downtown, Adams Business Media leased 7,923 sf on the seventh floor of Urban Innovations' building at 833 W. Jackson Blvd. HSA Commercial Real Estate senior vice president Wayne Shulman represented the business-to-business magazine publisher in negotiations with Aaron Zaretsky of Urban Innovations.

Sterling Underwriters signed a 3,900-sf deal at 350 N. LaSalle St., moving within the River North submarket from 6 W. Hubbard St. HSA Commercial Real Estate EVP Tim Stanton and associate Thomas Bennett represented the financial services firm in negotiations with Jerry Lasky of Spectrum Real Estate Services.

Pontikes and Associates also left 6 W. Hubbard St., taking 3,504 sf at 111 W. Washington St. Bennett represented the law firm in negotiations with Thomas Grace of Cushman & Wakefield.

Corporate managing director Lisa Davidson represented State Farm in negotiations with Genny Emerson of the Lincoln Property Co.
