Khalil's first multifamily development phase of 124 units is fully occupied. The developer plans to add 700 units over the next few years. Intown markets are Khalil's specialty, area brokers familiar with the developer's projects, tells GlobeSt.com. His lower-cost housing south of the Little Five Points district was also an instant success. Khalil plans similar shelter projects at Sembler Co.'s mixed-use development on Moreland Avenue.

Brock, meanwhile, plans to build about 1,100 single-family residences over the next seven years at West Highlands, along with 30,000 sf of retail on three corners he owns at the intersection of Marietta and Bolton roads. Area brokers tell GlobeSt.com the homes will be in the $179,000 to $400,000-plus range.

Brokers expect Brock's West Highlands project to mirror his three other nearby ventures, Adams Crossing, Parkview and Dupont Commons. The 161 homes in Adams Crossing are sold out. About 10 of the 61 houses in Parkview are still available. Dupont Commons, under construction, will offer a wider mix of design styles, a clubhouse, pool, four-acre park and putting green.Both developers have told brokers and independent planners they are confident the West Highlands project will succeed because it has the dense population in place to support new shelter and retail enterprises.
