Darryl Broussard, a senior associate in the Atlanta office of Marcus & Millichap Real Estate Investment Brokerage Co., had the exclusive listing and also found the buyer for the nine-building, 34-acre property. The center's anchors are TJ Maxx, Staples and SuperTarget which owns its building and is not part of the sales transaction.

Broussard is a director of Marcus & Millichap's National Retail Group, a company division that focuses exclusively on retail investment sales. The division participated in 1,100 transactions valued at $3.1 billion in 2003.

In a separate exclusive listing, William Buford, a senior associated in M&M's Greenville, SC office, is marketing Strathmore Estates Apartments in Savannah, GA. The listing price for the 380-unit, 283,122 rentable-sf property which comprises 155 one-story frame duplexes, is $10.9 million.

Buford says the 62-year-old, 44.9-acre property at 601 Crescent Dr. "provides an investor with an excellent opportunity for condo conversion in a city that has a shortage of affordable, owner-occupied residential properties."

Strathmore Estates Apartments has 53 one-bedroom-one-bath units; 216 two-bedroom, one-bath apartments; 85 three-bedroom, one-bath units; and 26 four-bedroom, one-bath floor plans.
