The Michigan Ave. property is located a block north of Lincoln Rd., within walking distance of the Miami Beach Convention Center and area retail and restaurants. It includes a 160-space covered parking facility and contains 45 offices ranging from 1,000 sf to 15,000 sf. Sale prices begin in the low $300,000s and reach to more than $4 million.
The renovation encompasses installation of new elevators, floor-to-ceiling windows, a newly designed lobby and restrooms and new landscaping. SMK is also upgrading technology and security systems and adding concierge service. The target market is "business owners who want to build equity through ownership of their office spaces," says co-developer Samuel Konig. Renovations are expected to reach completion this fall.
