Karson tells GlobeSt.com her company paid $8.5 million, or approximately $195 per sf, for the six-story building. The selling price for space begins, she says, at $330 per sf.
Advenir hired Darryl Robinson, VP, and Janet Garcia of the Miami office of Houston-based Transwestern Commercial Services to market the condo space. Transwestern expanded to South Florida last September and staffed its Miami office with a team of local real estate specialists, including Robinson, Garcia and Michael Griffith. The firm hired Peter Harrison, former head of Cushman & Wakefield's South Florida office, to lead the team as SVP.
Garcia says Aventura Bayview buyers can acquire office-areas of between 1,000 sf and 10,000 sf. The six-story building is located at 17501 Biscayne Blvd. and contains balconies that overlook the bay. In addition, she says it is just south of Aventura Mall and within walking distance of Morton's Steakhouse, PF Chang's and other restaurants.
"Office condominium ownership makes good sense," Stephen Vecchitto, founder of Advenir, says in a statement, adding Aventura Bayview "is one of the few commercial properties available for purchase and immediate occupancy in Aventura." He says Transwestern was chosen to market the building because it offered local market knowledge and also had national contacts and capabilities. Advenir currently owns and manages an all-Florida portfolio valued in excess of $130 million and consisting primarily of residential and commercial condo conversions.
