Promenade will consist of 318 residential condo units and 77 condo hotel rooms and suites in two 14-story towers. There will also be 20,000 sf of ground-floor retail, planned to contain upscale shops and restaurants; a 5,000-sf clubhouse; fitness, business and entertainment centers; two pools and a putting green.
Promenade's residential units begin at 805 sf and include one-, two- and three-bedroom floor plans along with a 2,442-sf penthouse. Prices, according to Krinsky, begin in the low $200,000s and reach to about $850,000. The hotel rooms and suites are fully furnished with full kitchens, he says, and range from 550 sf to over 1,000 sf. The sale prices parallel the price range for residential units. Fort Lauderdale-based Premier Sales Group Inc. is handling the marketing.
Both buildings will be located along Promenade Park on the Intracoastal Waterway and provide easy access to the city's $20-million redevelopment initiative that includes a pedestrian promenade, river walk and Mangrove Nature Walk. It will link acres of natural parkland and a marina with the city's planned Performance Square, designed for festivals and other events. Sculptures have been commissioned for along the walk.
