Cooper plans to construct a 165-room Hilton Garden Inn and adjacent 135-key Homewood Suites by Hilton on approximately 3.5 acres, where they will share a pool and fitness center. It is offering about one third, or just over 12.5 acres, for sale at an asking aggregate price of a little over $16.2 million.
The entire parcel is located off Interstate 75 at the main entryway to the expansion of Southwest International Airport and across Alico Road from the planned 300,000-sf University Plaza, which will house a Cleveland Clinic and medical research facility. Gary Tasman and Scott Robertson of locally based VIP Commercial/TCN Worldwide negotiated the land acquisition for Cooper, and Tasman is marketing the outlots. The for-sale properties "will help offset the cost of constructing the hotels, which are scheduled to break ground within 18 months," Tasman tells GlobeSt.com.
The nine to 10 outparcels range from about one acre to nearly two, and are targeted to restaurant, general or medical office, bank, drug store or fast food users, Tasman says. Prices for these outparcels range from just under $1 million to $3.1 million, or between $20 per sf and $39 per sf, depending on location, he says.
Cooper's Florida hotel portfolio currently includes a Homewood Suites by Hilton here, the Hilton Naples in Naples and the Holiday Inn Select Fort Myers at the Bell Tower Shops here. In all, it owns approximately 20 properties under the Hilton, DoubleTree and Holiday Inn brands. Calls to Cooper were not returned by deadline.
