WARREN, MI-All American Electric, which provides electrician services for commercial and residential facilities, has inked its first lease, for 4,150 sf in an 8,440-sf industrial duplex constructed in 1986. The one-year deal is the two-year-old company's first in the area, and the company plans to use the location, at 27610 College Park Dr., to expand its services throughout Oakland and Wayne counties.
"He chose the property because of its proximity to the freeways and the cleanliness of the property," says Mike Grammatico of Troy-based L. Mason Capitani Inc., who represented both the tenant, and the lessor, David Potocki of Warren. "This is on a great street, close to his home, and it's close to home for his employees as well."
Grammatico tells GlobeSt.com that Potocki, who owns the duplex, is in the remaining space of the property. He adds that the asking rate for the space was $6 per year, gross, and "he came very close to it." Additionally, the tenant took the space as-is, as it was turnkey space.
At this time, Grammatico explains, All American Electric has no plans for short-term expansion. However, it's not out of the question in the mid-term. "That's why he signed a one-year lease," Grammatico says.
