Located at 123 S. Main St., less than four blocks from the Downtown area, the parcel measures 12,720 sf. The town, which purchased the property in April 2005, is offering it at a minimum price to developers at $100,000, though the property has been appraised at $165,000. A good faith deposit of 5% of the total offer is required with RFQ submissions.

"The site is just east of the emerging loft district that is being built along the banks of the Clinton River, and we expect that the 123 S. Main Project will help link this new residential to the Downtown," said city manager William Cooper in a prepared statement. To that end, area sources note that the town officials would like to see a signature building placed on the site, which is located on one of the town's main access routes.
