Texas Medical Center Central Heating & Cooling Services Corp., a primary supplier for Texas Medical Center institutions, bought Opus West Corp.'s Building D at 9424 Fannin St. "We're trying to fill the park with medical-related tenants and this one comes straight out of the medical center," Robert Wheless, the Phoenix-based Opus West's real estate director in Houston tells GlobeSt.com. "We want to encourage more of that type of growth." In 2004, Opus bought 45 acres for a 685,000-sf park, eyeing the leasing prospects from placing new flex space within three miles of the Texas Medical Center. Thad Hickman and Tyndall Yaap with Grubb & Ellis Co.'s Houston office represented Opus.

The new owner has started its finish-out of the building, but has yet to set a move-in date from 1615 Braeswood Blvd., according to Wheless. "They're making plans to improve the building, which was in shell condition," he says. "They're going to upgrade utility storage and equipment."
