The two buildings are part of the 10-building Hayden Park, developed in 1986 at 10601-10619 N. Hayden Rd. The park's buildings were converted to office condos and brought to market last year.
A 7,397-sf condo was sold for $1.92 million to Jacqui and Greg Modesti of Camarillo, CA, who were represented by Jim Clark of PT Property Services in Phoenix. The asking price was $2.21 million.
A 13,767-sf building was acquired by Kilgret Property Ltd. of Potts Point, Australia for $3.61 million. It was marketed at $3.69 million.
"Both of the buildings are fully leased and both are being held as an investment for anywhere from a couple to five years," Jenifer Lunt, a Phoenix vice president with CB Richard Ellis Inc., tells GlobeSt.com. "That's why it's ended up being a good investment for both buyers." Lunt and CBRE's Steve Fernandez, Andrew Fosberg, Claudia Jara, Colleen McPherson and Andrea Ball represented Univest-Hayden.
Lunt, who also represented the buyer on Building H, says Univest-Hayden has sold four condos so far, with two more scheduled for closing in the next month. She says the balance of the office space will be brought to market on a per suite basis--for sale or lease--instead of building sales. She is selling the space; McPherson is leasing it.
