Carter Real Estate in Atlanta bought the five-year-old Reserve at 11310 and 11410 Greens Crossing Blvd. in August 2005 from the Brookdale Group. "We were working with the old ownership of that property prior to completion of construction," says Jeff Williford, president of the management company. Williford says the previous relationship meant his firm didn't have to go through a bid process after Carter bought the building. "When it came down to how they were going to approach it, they were out of Atlanta and we were here," he tells GlobeSt.com. "It just made the most sense." Plus, Williford also manages Carter's other asset in the region: Timberway One, a 93,789-sf, 24-year-old building at 15990 N. Barkers Landing.

The Reserve at Greens Crossing II is 70% occupied. A local team for Cushman & Wakefield of Texas Inc. leases the Greenspoint building, which is running $23.30 per sf, on average for class A space in the submarket.
