LINCOLN PARK, MI-In an expansion and relocation from Detroit, Transport Refrigeration Service has inked a 10-year deal for 25,185 sf of space in a three-building industrial complex totaling 90,000 sf. Transport plans to move into the 1985-constructed property, located at 1180 John A. Papalas Dr., in the second quarter.

According to Randall Allman, vice president of Grubb & Ellis Co.'s industrial group in Southfield, the quoted lease rate is typically between $4.50 and $5 per sf, annually. He notes that the tenant was close to that quoted rate, with 2% annual increases built into the contract.

"There was also approximately $300,000 in build-out allowance, which, at about $50 per sf quoted, is typical," adds Allman, who with colleague James McClowny, represented building owner First Industrial of Chicago. Allman tells GlobeSt.com that build-out activities include a conversion of approximately 6,000 sf from warehouse space into office/showroom space.

The tenant chose the site because of its location near and access to Interstate 75, as well as the frontage visibility. Transport, currently located on Telegraph Road, supplies cooling components and climate-control devices for mobile transportation units and tractor-trailers nationwide. Allman says the tenant will use the new site for installation and maintenance of the refrigeration units. He adds that the property had been vacant for approximately 18 months before the current lease was signed.
