MIAMI-Investors NW 112th Street Properties has purchased a 200,000-sf industrial facility at 3450 NW 112th St. for more than $8 million. The seller of the property was consumer electronic and appliance company Brandsmart USA, which purchased the property to be used as the main distribution facility for South Florida. Brandsmart has since moved distribution to a location in Broward County.

Senior commercial associate Gordon Messinger brokered the transaction while a member of Alliance Commercial Real Estate Group. Messinger is now a senior commercial associate with Terranova Corp. handling office and industrial brokerage for South Florida. "The buyer was attracted to the building because of its value, the location and the 30-foot clear ceiling heights," Messinger tells GlobeSt.com.

The building is currently 100% occupied by three tenants, document and data management firm International Data Depository, printing and graphic arts company American National and warehouse and distribution firm Transcor, which signed a five-year lease in January for 70,000 sf in a deal valued at more than $2 million. Although the building is fully occupied, Terranova will continue to market space in the building because one tenant is expected to vacate 54,000 sf in mid-September, Messinger adds.

The facility is located in an industrial area east of the Miami International Airport, which has been attracting more attention due to the strength of the industrial market. "It's a very active market right now, everybody is looking for space," Messinger says. "A lot of companies are reevaluating their distribution needs and spaces such as these are becoming more of a viable option."
