TAMPA, FL-An off-shore investor has purchased two student housing communities, Campus Club and the Preserve at San Luis, for a combined $36.4 million.
Campus Club was purchased for $13.2 million and the Preserve at San Luis for $23.2 million. Cushman & Wakefield senior director Byron Moger, who is located in the company's Tampa office, negotiated the sale on behalf of the owner, Housing Trust Group, LLC.
Campus Club is located on 5.4 acres in Tampa, one mile from the University of South Florida near Interstate 75 and Interstate 275. Constructed in 2005, it has 64 units with 256 bedrooms. The units are four-bedroom suites. The Preserve at San Luis is located in Tallahassee, less than three miles from both Tallahassee Community College and Florida State University. Constructed in 2003, it has 190 units with 570 bedrooms. The units are three-bedroom suites with over 1,500 sf of living space including a courtyard patio. Amenities for both communities include a clubhouse, swimming pool and work-out facility.
"Enrollment at Florida State University and the University of South Florida continues to support the off-campus student housing market," Moger says. "These properties are excellent investments."
