PACOIMA, CA-The Anses Joseph Co. has completed the first phase of a new development that will comprise two industrial buildings of 10,750 sf each that are being marketed for sale, according to TOLD Partners Inc. The developer has named William Kogel, Michael Herrera and Douglas Hansford of TOLD Partners to market the buildings, which are being developed at 12375 and 12405 Montague St.
The project is called Montague Business Park and will be available for occupancy by the end of this year. Each of the freestanding, concrete block buildings is being built using the latest technology in earthquake reinforcement, the TOLD brokers note. The asking price is $2.32 million for each building.
Each building is situated on approximately 20,000 sf of land, with fenced and secured parking for approximately 21 cars, and each will feature approximately 1,200 sf of office area. Kogel says that the project is a response to demand for freestanding buildings in the range of 10,000 sf to 20,000 sf.
"Today's buyer wants a truly freestanding building that eliminates the concerns and frustrations caused by a multitenant environment such as parking, traffic and rubbish," Kogel says. He says that the Montague Business Park buildings are suitable for single users but also can be divided into two separate units.
