IRWINDALE, CA-Fruit juice company Naked Juice has leased 64,155 sf of climate-controlled distribution space here in one of three industrial deals totaling nearly 163,000 sf. The others included a 52,069-sf lease by safety equipment manufacturer Simpson Performance Products in Harbor City and mail service company Quick Sort LA's acquisition of a 46,500-sf building in Los Angeles.
Azusa-based Naked Juice, which makes fruit juices and juice smoothies, has expanded its operations in the San Gabriel Valley in the 54-month lease at 5303 Rivergrade Rd. in the Irwindale Distribution Center, according to Grubb & Ellis. The tenant will be expanding to 87,037 sf in January, report Rick Sheckter and Ryan Campbell of Grubb & Ellis' San Gabriel Valley office.
Sheckter and Campbell represented Naked Juice. Building owners TA Associates Realty and Wohl Property Group were represented by Art Rasmussen, David Norrie and Scott Delphey of CB Richard Ellis.
Campbell cites the "limited supply of available refrigerated distribution space in the San Gabriel Valley." In addition, the property already had racks and refrigeration in place, as well as expansion space in the building, he points out.
In the Simpson Performance Products lease, the safety apparel and equipment manufacturer for the motorsports industry signed for its space in an expansion of its western regional production facility and headquarters from nearby Torrance, according to Courtney Bell of the Klabin Co.'s Torrance office. Bell represented Simpson Performance in leasing the space at 1405 W. 240th St., where Simpson will employ approximately 75 workers.
The move to Harbor City is an expansion from 29,500 sf at the Torrance facility. The 10-year, three-month lease with landlord Storm Properties Inc., which was represented by Jeff Morgan and Colin Walker of CB Richard Ellis, is valued at $3.65 million.
In the Quick Sort transaction, the company's new building is a concrete tilt-up building at 3656 Noakes St. that features 2,000 sf of office space. The mail service company was represented by Jeff Puffer of Van Nuys-based Delphi Business Properties Inc.
Quick Sort will employ approximately 80 workers at this site, where it is moving from the nearby City of Industry. The company bought the building from the Ron Bauer Trust, which was represented by Scott Heaton of CB Richard Ellis.
