"Energy use is the largest operating expense for commercial property owners," says Dominic Pizzo, president. "From day one, we are able to help our clients start saving money. Energy loss can occur in ways people don't realize in the form of leaks in ductwork or as result an inefficient water heater, for example. We are able to pinpoint problem areas and minimize loss on our first visit."

EnerWatch Systems has been informally offering these programs to clients since its inception in February 2008, but only officially began consulting companies in this area this year. Pizzo tells GlobeSt.com EnerWatch Systems has seen interest lately from Commercial real estate companies, managers and multi-residential properties.

With In Green Initiative, Pizzo says, "Property owners can expect to see a reduction in the amount of energy consumed at their properties. The reduction often translates into financial savings for clients." Some of the easiest ways to 'green' a building, Pizzo tells GlobeSt.com, is to install room lighting sensors, plugging electrical appliances into power strips that can can be turned on and off and installing fluorescent T-8 tubes and energy efficient compact fluorescent light bulbs.

Pizzo says companies are becoming more receptive to green initiatives, despite the often additional initial costs that are associated with greening a facility. "What we're finding is that property managers and building owners are very eager to make those changes in their facilities but costs, in today's market, can be a concern do get in the way.Tenants are demanding it. They want to feel good about the space in which they work or do business," Pizzo says.

"Tenants are also very budget conscious and when they realize that being environmentally conscious can actually result in a cost savings over the long haul by actually examining energy consumption (you can't measure what you don't monitor) and making a few simple changes, they are eager to give it a try," Pizzo says.

The simplest and most effective way a company can begin implementing green initiatives into its facilities, is in "Simple things—like using the right type of lighting, ensuring that thermostats are set appropriately for the hours a space is occupied and unoccupied and starting a recycling program in the office facility."
