NEW YORK CITY-An affiliate of locally based KTR Capital Partners has closed on the acquisition of two industrial assets, marking the fourth and fifth acquisitions by KTR announced thus far in 2011. Combined, the two properties at 24760 S. Main St. in Carson, CA and 6225 W. Sam Houston Pkwy. in Houston total 308,875 square feet.

“This was a unique off-market opportunity to acquire two facilities that are in exceptional locations within their respective markets,” says Brian Gagne, VP of investments at KTR, in a release. Gagne calls the Main Street asset in Carson “a trophy South Bay facility that has been occupied since its construction in 1991,” while the Houston asset is "a build-to-suit with direct frontage on the Sam Houston Tollway in a location that caters very well to users in the Northwest submarket.”

Terms of the acquisitions were not disclosed; a KTR spokeswoman declines to identify sellers or pricing. Real Capital Analytics data indicate that the Carson asset—KTR’s second buy in that Southern California city since last June—traded for $24.9 million and that developer Paul Amir was the seller. The 231,000-square-foot warehouse property is 100% occupied by DSJ West Inc., according to RCA.

According to RCA, 6225 W. Sam Houston was sold by Homasam LP. The purchase price was not available; Houston city property records showed that the 77,875-square-foot, single-tenant manufacturing facility was appraised at $3.1 million in January 2010.

In January, KTR closed on the acquisition of 3690 Redondo Beach Ave. in Redondo Beach, CA, a 100,697-square-foot warehouse facility located on six acres approximately three miles west of Los Angeles International Airport. KTR said in a release that it plans to redevelop and reposition the building with expanded loading, upgraded sprinklers and HVAC systems and new spec office space.

The 24760 S. Main acquisition brings KTR’s Southern California holdings to more than 5.5 million square feet. At about the same it closed on 3690 Redondo Beach, the company also closed on 33200 Lewis Ave., a 98,500-square-foot bulk warehouse facility in Union City, CA. “This is our second acquisition in the market over the last three months and we will continue to aggressively pursue opportunities in the Bay Area, as it is a core market for KTR,” Gagne said in a prepared statement.

According to KTR’s website, the company currently has 6.3 million square feet of in-service properties across California. In Texas, 6225 W. Sam Houston is part of a four-property portfolio that totals 1.7 million square feet.

This past June, GlobeSt.com reported that KTR acquired the Carson Distribution Center, a 431,282-square-foot class A distribution property partner in Carson, CA, from Atlatnta-based from Industrial Developments International. KTR partner John DiCola said at the time that the acquisition fit the company's national strategy, which is designed to focus on “the highest quality assets in leading in-fill submarkets that serve major consumer population centers.” He added that, as a market recovery takes hold, “This is the type of asset that will out-perform.”
