Fairfield County

Loan orginator Student Loan Corp. has inked a long-term, 18,675-square-foot lease for office space at SL Green Realty Corp.’s 750 Washington Blvd. in Stamford, CT. Budd Wiesenberg of CB Richard Ellis’s Stamford office spearheaded the negotiations. SL Green’s Larry Kwiat is leasing manager for the property, which with sister building 680 Washington Blvd. is located directly across from the Stamford Transportation Center. The tenant was acquired by Discover Financial Services in January from Citigroup, which occupies space in the same building; SLC previously occupied space within the Citigroup facilities.

Bright Horizons Children’s Centers Inc., which provides employer-sponsored child care, has inked its second renewal at Malkin Properties’ First Stamford Place. The tenant operates a 7,600-square-foot child care center on the first floor of 300 First Stamford Place and has extended its lease through 2019. Malkin’s Jeffrey Newman and Kimberly Zaccagnino represented the landlord in this transaction. The tenant represented itself.

Resources Global Professionals has leased 5,816 square feet of space in a six-year deal at the 295,000-square-foot 300 Atlantic St. in downtown Stamford, CT. The professional services firm will relocate from 333 Ludlow St., also in Stamford, in June. Margaret Carlson of RFR Realty represented the property owner in the transaction negotiations. Resources Global Professionals was represented by Patrick Lennon of Jones Lang LaSalle. Lease terms were not disclosed; asking rents for comparable properties range from $35 to $50 per square foot, according to LoopNet.

New York City

Correcting a GlobeSt News Hub item that appeared earlier this week, a pair of new restaurant tenants will take a total of 20,000 square feet at 15 W. 21st St. in Manhattan. Zero Otto Nove Trattoria has leased 5,500 square feet of ground floor space, and an identical amount of basement space. Another eatery, 21 Grams, will have 4,500 square feet of ground floor space plus another 4,500 square feet in the basement. Both deals are for 10 years. Barbara Yagoda of Newmark Knight Frank represented the landlord. Warren Newcorn of Newcorn Realty represented Zero Otto, while Mike Yamamoto of Sun Pop Realty spoke for 21 Grams.

Kalmon Dolgin Affiliates has arranged a 5,000-square-foot long-term lease for Studio G Brooklyn at 44 Dobbin St. in the Greenpoint section of Brooklyn. The recording studio also has a location in Brooklyn’s Williamsburg neighborhood. Neil Firtle and Jean Cook from KDA represented Studio G, with Firtle also representing the property’s owner, Flour and Sugar LLC.

Digital media company Buzz Logic Inc. has taken 3,600 square feet in a three-year lease at 29 W. 38th St. Loren Biller and Elliot Warren of the Kaufman Organization represented the tenant in the transaction, while Adam Maxson and John Gols of ABS Partners Real Estate represented the landlord of the 75,000-square-foot property owned by 2938 West LLC. Asking rent was $33 per-square-foot.

Pastry chef Francois Payard is preparing to bake in 1,400 square feet of ground-floor retail space at 1330 Third Ave. on Manhattan’s Upper East Side. Ruth Shnay, associate director at Sierra Realty Corp., represented both the tenant and landlord JBS Realty in the 10-year deal. Payard will take occupancy this summer. Asking retail rents in the neighborhood range from the high single digits to around $300 per square foot, according to LoopNet.

Marcus & Millichap Real Estate Investment Services has arranged the $4.3-million sale of 1973 Amsterdam Avenue, a 34-unit apartments property in Manhattan. The asset commanded a gross rent multiplier of 8.58, and a 6.44% capitalization rate, according to Marcus & Millichap. The firm’s Peter Von Der Aheand Scott Edelstein represented the property on behalf of the seller, a private investor, who like the buyer was not disclosed. Winoker Realty Co. has arranged the $2-million sale of a full-floor, 4,500-square-foot office condominium at 223 W. 19th Street in Manhattan. Winick’s Jonata Dayan, Adam Ben-Dayan and Jonathan Ben-Dayan  represented the seller of the second-floor space, 223 West 19th Street LLC. The buyer, Box Graphics, was represented by Jonathan Bernstein of JBA Inc.

Highcap Group has sold a one-story, 4,505-square-foot retail building at 102-14 Jamaica Ave. in Queens for $1,370,250. Highcap’s Josh Godflam represented both the seller and purchaser, who were not disclosed. The selling prices represents a capitalization rate of 8.2%, and a sales price of approximately $304 per existing square foot and $85 per buildable square foot.

Boston

IP solutions provider Global Crossing has leased 4,089 square feet at 35 Corporate Dr. in Burlington, MA. CB Richard Ellis/New England’s Jason Levendusky and Kerry Olson Hawkins represented the advisor for the landlord, Bentall Kennedy. Global Crossing was represented by Cushman & Wakefield’s Rory Walsh.

Upstate New York

The Community Preservation Corp.’ Christopher Betts has closed on a $6.7-million loan to significantly rehabilitate 88 affordable apartment units in two five-story buildings at 700 Cornelia St. in Utica, NY. The financing includes a $1.3 million award from the Federal Home Loan Bank and low-income housing tax credits from the New York State Homes and Community Renewal. The developer is Liberty Affordable Housing Inc., which is also renovating an adjacent property in the same complex.
