MBS Insight, which provides customer database marketing solutions, has committed to a 31,544 square feet in an office sublease at Melville Industrial Associates’ 265 Broadhollow Rd. in Melville, NY. The company will relocate its corporate headquarters to the new office from its current location at 570 Research Pl. in Central Islip, NY. A CB Richard Ellis team of Philip Heilpern, Richard Karson and Martin Lomazow arranged the long-term sublease from Capital One Bank on behalf of MBS Insight. Asking rents for direct leases are in the low to mid $20s per square feet, according to LoopNet.
Westchester County
Food and agribusiness lender Rabobank has expanded and extended its lease at 1 N. Lexington Ave. in White Plains, a 530,000-square-foot office property owned by the Alaska Permanent Fund. Rabobank’s deal is for 10 more years in 13,336 square feet. William Cuddy of CB Richard Ellis’ Westchester/Fairfield operations acted on behalf of the building ownership, while Steve Baker of Cushman & Wakefield represented Rabobank in the lease negotiations. Asking rent is $41.50 per square foot, according to LoopNet.
Online data provider I--Behavior has signed an early renewal of its lease at Malkin Properties’ 500 Mamaroneck Avenue in Harrison, NY. The company has been at the property since 1999 and has occupied its existing 2,716-square-foot space since 2006; it will continue to do so until 2015. Malkin’s Jeffrey Newman represented the property’s ownership, while the tenant was self-representing. Terms were not disclosed.

Winoker Realty’s Barry Bernstein and Howard Epstein have closed three leasing transactions totaling 10,046 square feet at 152 Madison Ave., representing the ownership, Heskel's Paramount LLC, on all three deals. In the largest of the three leases, Beverage Media Group signed on for 5,000 square feet. John B. Thompson of JRT Realty Group represented the tenant in the 100-year deal. Law firm Donovan LLP signed a second lease for 3,709 square feet and seven years. Donovan LLP was represented by Ira Fishman of IDRE Partners LLC. In the third lease, Pamela Titlte of Murray Hill Properties represented the Louis August Jonas Foundation in a deal for 1,337 square feet. Asking rent along the corridor run to $35 per square foot, LoopNet data show.
