NEW YORK CITY-Accounting firm Rothstein Kass & Co. has expanded its lease at SL Green Realty Corp.’s 1350 Avenue of the Americas to 88,049 square feet. This, after leasing just 18,821 square feet in the building in 2004, when it moved from 1177 Sixth Ave. to occupy the 15th floor.
The firm was represented in the lease by Jared Horowitz at Cushman & Wakefield, while SL Green was represented in-house by Howard Tenenbaum and Gary Rosen.
Currently on floors 10, 15 and 16 in a lease that expires in August of 2016, Rothstein Kass will get the 14th floor at the end of the year, sometime between November and January. Then comes the 9th floor at the end of 2013. It will vacate the 16th floor in early to mid 2014, once construction is complete on the new space.
“When you talk about larger tenants, north of 50,000 feet, the floorplate sizes are limited to certain square footages, so if you have an opportunity as a large tenant to take bigger base floors and take contiguous blocks of space, sometimes a phased construction process is needed based on the delivery of those floors,” Horowitz tells GlobeSt.com about the structure of the new long-term lease and coterminous extension for floors 10 and 15.
A spokesman for Rothstein Kass didn’t return a call from GlobeSt.com in time for publication. However, CEO and co-managing principal Steven Kass spoke about the firm’s growth in the building in a prepared statement. “SL Green accommodated our needs as a growing firm by allowing us to expand within the building on contiguous floors, which will enable the firm to operate more efficiently as well as provide us with monument signage outside of the building,” Kass said.
Horowitz says that the monument in front of the building currently just has the building’s address. Signage for the firm will be a unique feature.
“The significance of the monument signage and the branding is very important to Rothstein Kass, as an accounting firm to have that--there are very few buildings that have monument signage,” he says. “They’re very happy to achieve that.”
According to the SL Green website, other major tenants in the building include Burberry, Harper Collins and Highbridge Capital.
